What actually keeps a sale on track.

Your contract, ready before the agent starts. An agent can't market your property without a contract of sale. We prepare yours first — drafted to protect you, not just to tick the box — so your campaign starts on time and your position is set before the first offer lands.

The Pre-Settlement Checklist. In writing, before the day. Most firms send settlement figures on the morning of settlement. We send a checklist days before: every item done or outstanding, an explanation for every outstanding item, and our honest read — resolving before the day, or a genuine threat to settlement. It's the same checklist we run internally. You see what we see.

A tight ship hears the signals early. We can't read the buyer's solicitor's mind, and we can't force their hand. But when everything on our side is done and answered on time, the other side's silence becomes a signal — and the matter moves up our risk register before it becomes your problem. We enquire, we chase, and we tell you the honest status: on track, wobbling, or at risk. No false alarms. No pretending it's fine.

How payment works

One fixed fee, paid in two simple steps. When we agree to work together, an engagement payment of up to 50% is requested. The balance is paid at settlement. Disbursements — searches, certificates — are third-party costs, quoted before you commit to anything.
